OSCODA-WURTSMITH AIRPORT The Oscoda-Wurtsmith Industrial Airport represents a facility in which the U.S. Air Force invested tens of millions of dollars over seven decades and maintained in top condition as a virtual self-contained community. Within the 2,200 acre site are some 250 buildings ranging in size from 2,000 to 50,000 square feet. Included in the Wurtsmith site are:
The Oscoda-Wurtsmith Industrial Airpark is fully serviced by municipal water and sewer, has fiber optic telecommunication capability, and railroad service to several buildings by Lake State Railway Co. Some 30 businesses and agencies currently operate in the park.. The park is anchored by an 11,800 foot runway capable of handling any aircraft in the world. The airport facility is operated by the Oscoda-Wurtsmith Airport Authority and the fixed base operator Oscoda-Wurtsmith Airport Services. It is open 24 hours (with attendants during daylight hours), has weather information, HIRL pilot-controlled lighting, can accommodate instrument approaches and is kept plowed during the winter. Hangers are available, as is ample parking and staging area. When the State of Michigan declared the former Wurtsmith Air Force Base a Renaissance Zone, it created a unique tax haven for a new or expanding business. Under Renaissance Zone status, businesses within the zone are exempt from virtually all state and local taxes for 15 years. That means no Personal Income Tax, no Single Business tax, no State Education tax, no Real Property Tax and no Personal Property Tax. The only exception is locally enacted millages for debt retirement. In addition to industrial facilities, there are over 1,000 housing units in or adjacent to the Airpark, including townhouses, condominium units and single family homes. Buyers can invest in "site condominium: properties in which the site and the building is owned by the resident but all outside maintenance is provided. AUSABLE-OSCODA INDUSTRIAL PARK This 72 acre site with 48 acres available for development is located west of AuSable on Old U.S.23, adjacent to Lake State Railway. It provides complete utilities including gas from DTE Energy, electric from Consumers Power, water and sewer from AuSable Township, and telephone service from SBC. |
